Commercial Roof Inspection

Your commercial building is a big investment. You want to take care of the roof as part of that investment.  Peak to Peak Roofing and Exteriors offers a preventative maintenance package including a periodic commercial roof inspection that will help you keep your roof in good shape and protect that investment.

Periodic Commercial Roof Inspection

We recommend having your commercial roof inspection done every two to three months.  This is an in-depth check to see if any of the challenges of the season such as wind, hail, snow, ice dams, sitting rainwater, high heat, and ultraviolet rays from the sun may have caused some damage. We will work with you to create a comprehensive preventative maintenance program.  Periodic commercial roof inspections are the key to a long-lasting commercial roof.

We highly suggest having a commercial roof inspection by an experienced professional commercial roofer before buying a commercial building. It is a lot harder to get the seller to pay for repairs after closing than before.

What We Check

Your commercial roof inspection will involve checking seams and roof penetrations. We will check those areas where equipment such as air conditioning units are attached. These are areas where a roof can have a weakness that begins to leak. We will check the deck, insulation, and membrane condition. We will also inspect the condition of the base flashing, metal edges, wall coping, and wall surface. We will inspect these areas for any wear and tear and perform repairs before they get worse. We will also check the drains and gutter condition and make sure your drainage method is working. We will tell you if you need any additional gutters and/or drains.

Catching Problems Early

Frequent commercial roof inspections are required so problems can be found and repaired when they are small. The point here is to do minor repairs and avoid a full replacement. We can use our GACO coating system to coat an existing roof and seal it. This is an effective way to take care of small roof problems with low cost and minimal disruption to your business. A commercial roof leak that is not repaired can cause damage to the roofing and building structure below the leak. At this point, repairs are much more costly.

Insurance

We work with insurance companies to spare you the frustration.  Having routine commercial roof inspections makes any claims process easier since it is evident the roof was not neglected.  If you are having an adjuster look at the roof after making a claim, it is a good idea to have us there to help create accountability.  Without the roofing contractor present, some items may be missing from the Statement of Loss. Having the Statement of Loss corrected adds extra time to the claims process and prevents the roofer from getting started right away.

Required Roof Maintenance

During a commercial roof inspection, any neglected maintenance can be noted and taken care of. Make sure to clean roofs and keep them free of debris. The drainage systems must be functional and clear. Standing water must be eliminated. Repairs to damage caused by standing water must be done and the cause of standing water eliminated. Maintenance personnel should be properly trained and roof access restricted to unauthorized persons. Avoid adding any roof penetrations, if possible. Add insulation to the attic if you are experiencing ice dams on sloped roofs with overhangs.

The advantages of this system are that it does not disrupt building operations since it is applied over the existing roofing materials. And, if your commercial building is located in Denver, a permit is not required so you are exempt from the Green Roof Initiative.
